With Dallas-Forth Worth’s metropolitan region strong in-migration, a substantial share of new residents will opt for apartments as the affordability gap between the average monthly rent and a typical mortgage payment nearly doubled over the last two years.
Despite rising rental rates experts predicts that only 21.5% of a renter’s wallet in this region will go to housing in 2023, a healthy ratio that remains below the nation’s projection of 23.7%.
Region continues to lead US Markets
CBRE’s 2023 US Investor Intentions Survey, an annual compilation of active, prominent investors ranging from REITs to family offices, ranked Dallas-Fort Worth first for both the most preferred and top performing market in 2023. Additional housing options are essential as net migration into Dallas-Fort Worth from 2023 to 2025 is forecast to exceed 2020 to 2022 by 33.4%. The elevated cost of homeownership combined with a strong regional economy will continue to fortify the Dallas-Fort Worth multifamily market.
Project 1: Jefferson at the Grove
„The Grove“ project is an A Class A, 424-unit, multifamily high-end residential development on 735 acres located in Frisco, Texas, near the 4 corners where Frisco, Allen, McKinney and Plano, Texas meet. With a population growth of over 71% in the last 10 years, Frisco is a very attractive investment location with great potential. The total project is valued at $76 million and will be completed in 2023.
Project 2: Montecito Club
The “Montecito Club” is a first-class multifamily residential complex where community living takes on a new meaning. A contemporary project: modern and future-oriented. We are involved in the overall project with significant financing because we are convinced of the housing concept and the development in the region.
The premier apartment community is located in Arlington, Texas. The apartments offer an array of studios to three-bedroom floor plans to choose from. The community’s ideal location is just minutes from dining, shopping, parks, and entertainment hotspots. Convenient access to Interstate 30 makes for an easy commute around the Dallas-Fort Worth area. Located in the Dallas-Forth Worth metroplex right between Dallas and Fort Worth, the city of Arlington is just 10 minutes from D/FW International Airport.

Project 3: Sabal Palm Portfolio
The business strategy behind the Sabal Palm Portfolio project was the acquisition, development and sale of a seven-property, 127-unit multifamily portfolio in St. Petersburg, Florida.
The property was in a state of disrepair at the time of purchase, but was very solid in terms of structural integrity. Due to positive development figures for the region, a very good location of the property and the development expertise of our US partners, the project was successfully implemented in a comparatively short time and with significant expertise. The agreed sales price of the property was $16,825,000.
The project was also supported by partners during the acquisition and sales phases. Working with partners and establishing a long lasting relationship is key for our business.
